How do I apply?

To get started on your PBS commercial loan, simply click on the forms link below and follow the prompts to download your application(s). Each application package also contains a complete checklist of support documents and information you will need to complete your application. Keep in mind that in rare cases it is necessary for PBS to request additional information. How do I submit my application?

As a notice to Potomac Business Services, LLC clients we advise you not to transmit confidential information via email. Please use http://pbsllc.leapfile.net, the U.S. Postal Service, or our fax number 240.747.2498.

Applications may be submitted either by delivery to your credit union, or by delivering directly to PBS. If submitted to your credit union, please address to:

How long will it take to process by loan application?

Smaller loans can be processed in as little as 24 hours. However, depending upon loan type, the quality and accuracy of your financial information, and completeness of your application loan package, a response can take several weeks. In order to give you the best possible response, it is important that all materials be fully completed, signed and dated (including all financial statements, tax returns, reports and projections.

For larger and more complex loans such as investment real estate, construction loans and lines of credit over $150,000.00, applicants should expect application processing to be complete within ten business days of submitting a fully complete application.

What is the start-to-finish process for obtaining my loan funds?

For smaller loans you may be able to obtain funds in as little as ten business days. Some working capital and unsecured loans can be settled and funded in even less time. If you are applying for a larger working capital or real estate secured loan, the lender will most likely have to obtain an appraisal. This process can add up to thirty calendar days until the loan is ready for settlement. Consult with your loan officer or contact us for more information.

How much does an appraisal cost?

Appraisals vary widely in cost depending upon the property being evaluated and the type of valuations required. But in general, appraisal can cost as little as $700.00 to appraise multi-unit residential rental properties of 4 units or less, to as much as $5,000.00 for construction or multi-user office and mixed-use properties. In general, costs tend to be in the $1,500.00 to $3,000.00 range. Consult with your loan officer or contact us for more information.
How long does it take to get an appraisal?

If you are pledging a residence as collateral, an appraisal can be obtained in as little as five to ten business days. Appraisals for commercial properties normally take as much as thirty calendar days to complete. Please be aware that PBS cannot control when an appraisal can be delivered as delivery is subject to the backlog of appraisal reports already ordered and scheduled for delivery.
